One of the common questions I get asked is, “What’s it going to cost me to use a Buyers Agent?” That’s a great question, because you have to work out whether you see value in the service of using a buyers agent. My cheeky answer to that question is “What will it cost you if you don’t use a buyers agent?” Will it cost you your sanity, your precious time or potentially cost you because you end up buying the wrong property?
Getting value from any service is really important because if you aren’t going to gain anything from it, you may as well do it yourself. Whether you are engaging a tax accountant or a builder, you want to make sure you are getting value for money.
I’ve heard some people compare the work of a buyers agent to a brain surgeon, and I laugh. Buying property isn’t rocket science or brain surgery, because some people can successfully do it on their own. I haven’t heard of many brain surgeons operating on their own brain. Yes, it can be complicated but I don’t know if the role of a buyers agent can’t be compared to the role of a brain surgeon.
The role and value of a buyers agent may be different for different people.
- Some people are time poor and need the assistance of someone who is available to inspect and shortlist properties that are suitable. They don’t have the time or energy to be spending weeks and months looking for property and running around at inspections.
- Some people aren’t confident in the property space and get overwhelmed or nervous when having to navigate the complexities of the property market, including having to deal with crafty sales agents. They need someone to guide them through the journey and make sure they don’t lose heart.
- Some people are not familiar with the local area and need assistance in knowing the suburbs and pockets within those suburbs. Newcastle, Lake Macquarie and Maitland are unique locations, and some buyers need a local real estate expert who can point out the positives and negatives of each area including some very important things, like “where is the good coffee?” :-)
- Some people just see the value of outsourcing one of the biggest and most expensive purchases of their life and want an independent professional who is on their side and working for their best interests. They believe that getting an expert to source and secure their new home or investment property will be well worth it in the long run.
